Purchase Process:
To secure this property and make it unavailable to other buyers, a $199 Documentation Fee is required in addition to the purchase price. This fee covers the legal preparation of the Purchase and Sale Agreement, the Seller Financing Agreement, and the recording of the deed with the county upon your final payment. Once this fee is received, we will reserve the property for you, ensuring no other buyers can proceed with the purchase.
The Documentation Fee can be paid securely through the popular online payment platform, Stripe.
Upon receipt of this fee, we will work with our team to draft the necessary contracts. If the fee is paid today, we’ll have the contracts ready for your review within 48 hours. Once both parties have reviewed and signed, the first down payment or total cash payment will be due. This payment can be made by check, Stripe, or wire transfer.
For cash purchases or after the final payment of the loan, we’ll finalize the transaction by notarizing and recording the deed in your name within 5 business days. A signed and notarized hard copy of the deed will then be mailed to the address you provide.

For your loan we use a website called Geekpay.io. The site allows both of us to see the loan at all times, including payment and amortization schedule. You can set up automatic payments, pay manually. and even pay ahead.
